Direct answer: A roof is ready for a final solar proposal only after the roof covering and moisture condition, usable roof zone, structure and design loads, adopted fire/building rules, attachment and water-shedding details, electrical pathway, warranties, sequence, and closeout responsibility have named evidence owners. A homeowner’s visual check is an intake step—not engineering approval.
How should a homeowner use this checklist safely?
Use the checklist to collect facts and questions from safe locations. Do not walk the roof, open energized electrical equipment, cut finishes, disturb suspected mold or hazardous material, move insulation around live wiring, or claim that a rafter, truss, deck, service, or attachment is adequate.
The U.S. Department of Energy says a solar installer, roofing expert, or structural engineer can help determine roof suitability, and suggests using permit records when the installation or replacement date is unknown (DOE consumer solar process). Treat those roles as complementary:

Label every worksheet field documented, homeowner observation, bidder assumption, or professional determination. That simple label prevents a sales proposal from turning “no stain seen from the hatch” into “roof passed inspection.”
What roof records should you collect before requesting quotes?
Start with evidence of what the roof actually is. Age is not condition, a warranty term is not remaining service life, and a home listing is not an as-built record.

Different roof coverings and assemblies require different access, attachments, flashing or clamps, walking precautions, replacement materials, and warranty coordination. Do not label one material universally “solar compatible.” Ask the bidder to name the exact assembly it believes is present, the exact mounting approach, the document supporting that approach, and what field finding would change it.
DOE tells buyers to ask whether roof repair is needed, who is responsible for damage or leaks, and whether relevant vent relocation belongs in the proposal (DOE choosing a solar installer). This checklist stops before deciding whether replacement is timely. Do not turn generic age or cost ranges into an address-specific conclusion.
What can you observe from the ground and attic without declaring the roof ready?
Record symptoms, locations, dates, and weather—not diagnoses. A stain might reflect an old repaired leak, active flashing failure, condensation, ice damming, plumbing, or another source. A clean-looking attic area does not reveal every concealed deck, underlayment, or framing condition.
Safe exterior observation sheet
From the ground or an accessible window, record:
- roof planes that appear uneven, wavy, sagged, or changed near an addition;
- missing, displaced, cracked, curled, corroded, patched, or visibly different covering areas;
- debris, vegetation, ponding evidence, damaged gutters, displaced flashing, or drainage concerns;
- chimneys, masonry, skylights, plumbing vents, exhausts, antennas, snow guards, rooftop equipment, and overhead conductors;
- branches touching or overhanging the roof and shade at several safe observation times;
- exterior penetrations, conduit possibilities, service/meter location, and vehicle or ladder-access constraints; and
- steep drops, narrow side yards, decks, conservatories, pools, landscaping, or utility equipment that may affect safe staging.
Date ground-level photos and mark the elevation. Drone imagery does not replace safe operation or hands-on inspection.

DOE’s durable-attic guidance identifies wet insulation, mold/mildew, warped or rotting wood, worn roof edges, and improperly terminated vents as possible moisture concerns—not a homeowner diagnosis (DOE Guide to Durable Attics). The EPA emphasizes that moisture sources must be corrected and that hidden mold investigation may require caution and professional help (EPA mold and moisture guide).
If water is actively entering, material is falling, the roof visibly changes shape, electrical equipment is wet, or occupants may be exposed to unsafe conditions, stop the solar-quote exercise and route the immediate safety/leak issue appropriately. How do geometry, obstructions, shade, and access define the usable roof planes?
Total roof area is not usable solar area. Ridges, hips, valleys, dormers, skylights, chimneys, vents, setbacks, firefighter pathways, attachment zones, shade, snow/drainage behavior, module dimensions, and safe worker access can divide a large roof into small or unsuitable pieces.
Make a simple plane inventory without estimating panel count:

DOE notes that roof size, shape, slope, orientation, tree shade, and other obstructions change rooftop suitability (DOE Homeowner’s Guide to Solar). Its solar-ready guidance also treats an obstruction-free reserved zone, documented structural loads, a conduit pathway, and electrical-panel space as separate readiness items (DOE Efficient New Homes PV-ready resources). Those new-construction program criteria are not a pass/fail rule for an existing New England home. They are a useful reminder that “sunny roof” covers only one category.
Ask each bidder to overlay modules, attachments, access paths, clearances, vents and service zones on one dimensioned drawing. The return should distinguish:
- code/AHJ exclusion: required by the edition and interpretation applicable to the permit;
- manufacturer/racking exclusion: required by listing or installation instructions;
- construction/service exclusion: needed for attachment, drainage, snow, repair, or safe access; and
- design choice: selected for production, aesthetics, future expansion, or cost.
Shade needs an annual model, not a noon photo. Ask for its data source, obstruction assumptions, tree-work responsibility, and confirmation that production inputs match the final layout.
Who decides structural, snow, wind, fire, and access readiness?
Responsible professionals and authorities make those determinations. A salesperson, satellite image, checklist, or module weight alone cannot prove that the roof, deck, framing, connections and load path support the proposed array and environmental loads.
Flag—not diagnose—conditions such as:
- visible sagging, movement, cracks, fire/water/pest damage, or altered framing;
- additions, converted spaces, multiple covering layers, or missing plans;
- long spans, unusual framing, altered trusses, or concentrated rooftop loads;
- snow drifting, ice dams, high-wind exposure, or roof-edge damage;
- assemblies requiring specialized access or design; and
- any discrepancy between field conditions and permit/property drawings.
DOE’s current PV installation lifecycle guidance separates structural/site design, electrical equipment, racking, fasteners, commissioning, and system-type-specific considerations (DOE install and commission a PV system). Require the bidder to say who performs each check, which design loads and code edition apply, what field data they use, whether an engineer is required, and what signed/sealed or permit document you receive.
Current-code routing in CT, MA, and RI
As of August 10, 2026, do not copy a universal internet setback or structural rule into your worksheet:

DOE explains that local governments’ rooftop-solar permit and inspection requirements differ (DOE permitting and inspection). A permit review is not a roof warranty or guarantee of future performance; it is one required authority gate.
What attachment, flashing, drainage, and roof-warranty answers belong in the quote?
Require an attachment narrative for the actual roof assembly, not “standard mounting.” It should explain how loads reach approved structure, how the weather-resistive layers continue to shed water, how missed framing or damaged covering is handled, and who restores the roof.

DOE’s Building Science Education resource explains that roof penetrations are vulnerable to water intrusion and flashing must integrate with the water-shedding assembly (DOE Building Science: water-managed roofs). That source illustrates the principle; the roofing manufacturer, racking instructions, adopted code, designer, roofer and project conditions control the detail.
Never accept “solar does not void roof warranties” or “any penetration voids the warranty” as a universal answer. Send the proposed attachment and installer information to the current roof warranty issuer. Ask whether coverage remains, what inspections or approved contractors/materials are required, who registers the work, and what is excluded. Keep the written response.
The contract should define leak response, investigation, access, panel removal/reinstallation, restoration, claim assistance and transfer. It should not predetermine fault without inspection.
What electrical pathway and equipment facts should be ready before final layout?
Roof readiness includes a viable electrical route from array to inverter or combiner, required disconnects and equipment, service/panel, meter and utility point. A spare breaker position alone does not prove capacity or compliance. Do not remove a panel cover; photograph only closed, safely accessible equipment and labels.
Prepare:
- service and meter location plus ground-level route photos;
- closed main/subpanel photos showing visible labels and ratings;
- known service, panel, generator, battery, EV, HVAC or electrical upgrades;
- preferred/prohibited equipment locations and finished-space constraints;
- underground utilities or landscaping affecting a ground route; and
- planned batteries, EVs, heat pumps, additions, reroofing, or service changes.
Require the bidder to return this sequence:
array/rapid shutdown → roof transition → inverter/combiner → disconnect/metering → service/panel → utility point
For each arrow, request the route, equipment, conductor/raceway concept, penetration/firestopping/weatherproofing scope, accessibility, owner-visible finish, and who restores walls/roof. Ask what changes if the preferred route is not feasible.
DOE’s homebuilder guidance says solar planning includes both roof structural support and electrical-panel/wiring considerations (DOE Solar Energy Guide for Homebuilders). Existing-home feasibility still requires the responsible electrician, utility, equipment instructions, local code and permit review. B186 records the pathway; it does not design it.
Should you roof now, install solar now, combine the work, or defer?
Choose only after evidence replaces the unknowns. There is no universal roof-age cutoff. Material, installation, exposure, repairs, moisture, structure, warranty, attachment, ownership horizon and professional judgment all matter.
Use this decision tree:
- Is there an active leak, unsafe condition, unresolved moisture source, visible deformation, or damaged framing? Stop solar scope and route the condition to the appropriate professional.
- Can the roof assembly, installation/repair history, warranty, and condition be documented well enough for a roofer to give a remaining-service recommendation? If no, obtain that assessment before final solar pricing.
- Does the responsible roofer conclude the existing roof can reasonably remain while accepting the proposed solar attachment and service plan? If yes, price solar now with written limitations.
- Does the roof need planned replacement independent of solar, while the solar project remains feasible? Price roof now, then solar, or a coordinated combined project using the same final layout and responsibility matrix.
- Can separate contractors coordinate attachments, sequence, warranties, and first response in writing? If yes, a split structure may work. If no, compare a prime combined structure or defer.
- Do structure, usable area, shade, code/access, electrical route, ownership, or budget remain unresolved? Defer or redesign; consider another plane, detached structure, ground mount, or community-solar option where appropriate.
The decision output should state roof now / solar now / combined / defer, its evidence, unresolved assumptions, reevaluation trigger, and accountable professional. It should not say “passed” based only on age or appearance.

What should every bidder return before you compare proposals?
A pre-quote worksheet becomes useful when the bidder must reconcile it. Send identical inputs, then require a return schedule that distinguishes preliminary assumptions from post-survey and permit determinations.

How should roof and solar work be sequenced and closed out?
The schedule should protect the building, preserve design control, and prevent solar work from starting on an unaccepted roof. Exact duration depends on project, weather, authority review, hidden conditions, materials and utility; this page provides no Teamsun timeline.
Request these gates:
- Records and safe observation: homeowner data room delivered; known leaks/safety issues routed.
- Professional site review: roof, attic/access, structure, shade/geometry and electrical conditions documented.

Do not let the roof and solar records live only in contractor portals. Store an owner-controlled copy and transfer it with the home.

Frequently asked questions about solar-ready roofs
How old can a roof be before solar panels are installed?
There is no universal age. Verify the material, installation and repair records, present condition, moisture/ventilation, warranty, proposed attachment, and a qualified roofer’s project-specific remaining-service recommendation. Two roofs installed the same year can justify different decisions.
Can I tell whether my roof is structurally ready by looking in the attic?
No. Safe observations can flag staining, altered framing, damage or missing records, but they do not calculate dead, snow, wind or other loads; verify members, spans, connections or load path; or replace engineering and AHJ review.
Should I climb onto the roof to take solar quote photos?
No. Provide ground-level and safely accessible interior photos, records, and known history. Ask the bidder to explain its safe access and inspection process. Roof work exposes even trained workers to serious fall hazards.
Do stains in the attic mean the roof must be replaced?
Not necessarily. Record location, size, date, weather and change, then have the source and damage evaluated. A stain can be active, historic, roof-related, condensation-related or from another source. Do not cover or disturb suspected growth before appropriate review.
Can any roof material support solar panels?
Do not use a category-wide answer. The exact covering and assembly, condition, slope, access, mounting/listing, structural design, water management, code, manufacturer rules and available qualified contractors determine feasibility and scope.
How much unshaded roof area do I need?
It depends on the module/layout, energy goal, usable planes, setbacks and access, shade model, structural zones, attachments and electrical design. Ask for a dimensioned layout showing why every excluded and occupied area exists; do not rely on a universal square-foot rule.
Can plumbing vents be moved to make room for panels?
Sometimes, but the responsible roofer, plumber/mechanical contractor, solar designer and code official must approve the exact change. Put relocation, flashing, permit, cost, warranty and responsibility in the coordinated scope.
Does a spare breaker space mean my electrical panel is solar-ready?
No. The responsible electrician and utility must evaluate panel/service condition and ratings, connection method, equipment, conductor route, required disconnects/metering, code and utility rules. A visible empty space answers only one observation.
Will solar attachments void my roof warranty?
Only the current warranty issuer and documents can answer for the proposed work. Send the exact attachment, flashing, installer and roof information to the issuer; request written requirements, registration/inspection steps, exclusions, labor/access terms and transfer rules.
Who decides the required roof setbacks and firefighter access?
The adopted building/fire/electrical rules and local authority having jurisdiction govern the project, together with listed equipment and design requirements. Ask the bidder to cite the applicable edition and show required paths/clearances on the permit layout.
Should the roof and solar use one contractor?
One prime may simplify accountability, while separate qualified specialists may work well with a written interface. Compare legal entities, credentials, design ownership, dry-in handoff, attachments, warranty alignment, first leak response, change orders and closeout—not the number of logos.
What if the roof is not a good solar host?
Resolve repair, structure, shade or layout constraints where justified, or evaluate another plane, detached structure, ground mount, carport or community solar. Deferring rooftop work is rational when a prerequisite remains unsafe, uneconomic or unsupported.
Research method, limitations, and next step
Research was completed August 10, 2026. Exact-intent results commonly used “ideal roof” tables with universal ages, directions, pitches, materials or remaining-life cutoffs. Representative results were Sunrun’s roof-suitability guide, Haven Energy’s roof requirements, and a New England Clean Energy page. They established SERP format, not project facts.
Homeowner discussions focused on uncertain roof age, conflicting solar/roofer opinions, roof areas under the array, vent coordination, later removal/reinstallation, warranties and whether a solar company or roofer should control the work (r/solar Northeast roof discussion, r/solar roof-recommendation discussion). Forum posts informed questions only; their ages, prices, technical statements and recommendations were not treated as evidence.
Primary sources controlled the framework: DOE for consumer routing, solar readiness, roof/vent questions, structural/site/electrical categories and permitting; EPA/DOE for moisture flags; OSHA for fall hazards; and CT, MA and RI agencies for current code-edition routing. The National Renewable Energy Laboratory’s Solar Ready Buildings Planning Guide also informed the separation of roof zone, structure, pathways and documentation. It is planning guidance, not current code or an existing-home approval.
